Asset Manager

Job Purpose:

The Asset Manager maintains, enforces, and enhances the Asset Management Strategy. Assist in all aspects of the administrative, financial, capital and operations of the assigned portfolio. And provides an interface to other service department groups (e.g. Operations, IT data centre, FM services, Finance, Procurement, etc.), ensuring effective integration of the Asset Management process.

Job Responsibilities:

• Work to develop a master asset management plan specifically attuned to each property.

• Effectively manage client assets according to their investment preferences.

• Administer risk analysis surveys to determine their risk profile.

• Monitor and report changes in the risk profiles of individual assets in the portfolio.

• Create, organize, and maintain client portfolios.

• Assess client’s current asset status, their future needs, and investment goals.

• Make timely recommendations for mitigating strategies and risk rating changes.

• Execute corrective measures when early warning signs exist on performance issues.

• Manage cash flow and physical assets such as property and real estate.

• Strategically advise clients on what actions to take with their assets.

• Owns the Asset Register and Asset Information.

• Plans, publicizes and oversees implementation of an updated Asset Register.

• Ensures that the Asset Register is populated with assets according to policy.

• Ensures that assets are uniquely identified with naming conventions. Ensures that staff comply with identification standards for object types, environments, processes, life-cycles, documentation, versions, formats, baselines, releases and templates.

• Carries out the Process Manager responsibilities for the Asset Management process.

• Ensures maintenance of the Asset Register.

• Assess and manage risks associated with current assets.

• Work collaboratively with and report to Client and senior executives.

• Assist in the preparation and approval process of property operating budgets.

• Monthly, quarterly and annual reporting of the portfolio.

• The implementation, negotiation and monitoring of asset programs.

• Work to increase revenue and asset values through identified efficiencies and savings.

• Review and update current policies.

Job Requirements:

• Bachelor’s Degree in engineering related field (civil engineering, construction, mechanical) will be preferable.

• Preferably additional - Master’s Degree required with a concentration in business management, real estate, finance and/or accounting.

• Strong budgeting background with knowledge of real estate

• Highly computer literate and proficient to operate spreadsheet including advanced functions and queries, and word processing applications (i.e. Microsoft Excel, Power Query, Microsoft Word, Microsoft PowerPoint)

• Working knowledge of asset and facilities management (FSI, Archibus, Maximo) and document management software (Aconex or similar)

• Ability to work with financial concepts and perform financial analysis
