Quantity Surveyor
We are seeking an experienced and detail-oriented Quantity Surveyor to manage the commercial and contractual aspects of construction projects. The role involves quantity take-offs, cost estimation, BOQ preparation, subcontractor management, valuations, variations, cost control, and payment certification. The Quantity Surveyor will ensure effective commercial management and maximize project profitability while maintaining accurate records and contractual compliance.
Key Responsibilities
Quantity Take-Off & Estimation
- Prepare accurate quantity take-offs from drawings, specifications, and site measurements.
- Prepare and review Bills of Quantities (BOQs).
- Assist in preparing project cost estimates and budgets.
- Review tender documents, drawings, specifications, and scope of work.
- Prepare material and labour cost estimates for project activities.
- Identify discrepancies, omissions, and scope gaps in tender documents.
- Support tendering and pricing activities.
Cost Control & Commercial Management
- Monitor project costs against approved budgets.
- Track actual costs, commitments, variations, and forecast costs.
- Prepare regular cost reports and commercial updates.
- Monitor material, labour, subcontractor, and equipment costs.
- Identify potential cost overruns and recommend corrective actions.
- Assist project management in maintaining project profitability.
- Maintain accurate commercial records throughout the project lifecycle.
Valuations & Payments
- Prepare monthly progress valuations and payment applications.
- Measure completed works accurately and maintain measurement records.
- Review and certify subcontractor and supplier payment applications.
- Verify quantities against approved drawings, BOQs, site measurements, and actual progress.
- Prepare supporting documentation for client payment claims.
- Follow up on outstanding payments and certification.
Variations & Claims
- Identify, evaluate, and document variations to the original scope.
- Prepare variation orders, quotations, and supporting calculations.
- Maintain a variation register and track approval status.
- Assist in preparing extension-of-time and other contractual claims where applicable.
- Review contractual provisions and ensure claims are submitted within required timelines.
- Maintain proper documentation for all variations and claims.
Subcontract & Contract Administration
- Assist in preparing subcontract agreements and commercial documents.
- Review subcontractor quotations and commercial proposals.
- Negotiate rates, quantities, payment terms, and commercial conditions.
- Monitor subcontractor performance and contractual compliance.
- Evaluate subcontractor variations and claims.
- Maintain subcontractor payment and commercial records.
- Support the Contracts/Commercial Manager in resolving contractual issues.
Procurement & Cost Analysis
- Coordinate with procurement teams regarding material requirements and costs.
- Obtain and compare supplier quotations.
- Prepare rate comparisons and commercial evaluations.
- Monitor material price fluctuations and their impact on project costs.
- Assist in value engineering and cost-saving initiatives.
Documentation & Reporting
- Maintain accurate records of quantities, measurements, valuations, variations, claims, and payments.
- Prepare weekly and monthly commercial reports.
- Maintain cost-value reconciliation and project cash-flow information.
- Prepare final accounts and close-out documentation.
- Support internal and external commercial audits.
Candidate Profile
- Bachelor's degree/diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field .
- 3–7 years of relevant experience in quantity surveying or commercial management.
- Experience in construction, civil works, building projects, infrastructure, or restoration projects is preferred.
- Strong knowledge of quantity take-offs, BOQs, measurements, valuations, variations, and cost control.
- Good understanding of construction contracts and commercial procedures.
- Ability to read and interpret drawings, specifications, and contract documents.
- Strong numerical, analytical, and negotiation skills.
- Proficiency in MS Excel and quantity-surveying/cost-management software.
- Knowledge of AutoCAD, ERP systems, or specialized QS software is an advantage.
- Strong communication, documentation, and organizational skills.
